Prospective renters need to upload at least 60 days’ worth of pay stubs and a valid legal ID. Previous years tax forms and bank statements are always helpful, but not required
We encourage all residents to set up online rent payments through Appfolio, where you can securely connect your bank account. This is the safest and quickest way to make sure rent is paid on time. For additional information about the Appfolio Resident Online Portal, please visit their website.
The typical lease term is 12 months, but we understand that everyone’s situation is unique. Certainly reach out if you need a shorter or longer term.

We use a business text line as our primary form of communication once you reach out about an available unit or become a resident. You can text us anytime. We typically respond during regular business hours, Monday through Friday, between 9 AM and 6 PM. Days/times may extend as needed.
Why texting? It provides more consistent, efficient service. With everything in writing, there's less room for miscommunication. Texting also gives us a reliable record of the conversation, so whether it’s been hours or months, we can easily pick up right where we left off. Since we’re often helping multiple people at once, texting makes it easier for us to stay organized and responsive.

Yes, we have a management platform that tracks all rent payments and handles collections. If residents fall behind, we make every effort to work with them to get back on track. If alternative solutions cannot be found, we have a legal team we work with for evictions.
